Preferred Management offers an array of management services, including Comprehensive Management. 

Comprehensive management services include all financial services as well as the following services:

  • Maintain homeowner membership roster.

    • Interface with title companies and closing agents for changes in lot ownership.

    • Send welcome packets to new owners

    • Prepare Resale Certifications as required by law.

  • Secure competitive bids from vendors or sub-contractors as required

  • Arrange for needed repairs or improvements to be made to the Association’s common areas—as requested by the Association.

  • Process and manage work orders requested by the homeowners or the Board for Association-owned structures or amenities.

  • Act as a control center for calls related to the Association

  • Attendance at Board Meetings, Annual Meetings, Committee Meetings, Special Meetings etc. 

  •  Covenant enforcement 

    • On-site Association inspections

    • General violation letters

    • Escalation of violations, including telephone or personal visit follow up

    • Generating and tracking fines

  • Architectural Control 

    • Receive and process requests for Architectural changes

    • Maintain Architectural control records

    • Site inspections

    • Approval/Denial letters

  • Owner dispute resolution.

  • Provide Association website to permit viewing of owner's account, payment of dues, submission of work orders and Architectural Change Requests.

  • Provide Board Member web-tools that will allow designated Board Members to:

    • Track and approve invoices for payment

    • Real Time – easy to read accounting reports

    • View Association records 24 hours per day, 7 days per week
