Board Elections / Owner Vote Certifications

One of the most important privileges an owner in good standing has is the ability to voice their opinions by casting their vote for Board elections or votes on important matters dealing with the Association. Preferred Management can assist in the preparation, disbursement, counting and certifying ballots for these particularly important elections/votes. Our established procedures ensure a fair, accurate and secured process where every owner’s voice is heard.

Pro-forma Budgeting

Preferred Management’s management and financial teams work together to establish an operating and reserve budget that meets the current and future needs of your Association while also considering the financial burden assessments may place on your owners. Our approach looks at the status of the community, current funds available and future needs and plans to create a short-term and long-term budget that can be revised with the changes in the Association.

Special Assessment Management

Often Associations use special assessments to fund larger capital projects. Preferred Management can assist the Board of Directors or Finance Committee in establishing the requirements for such special assessments. Our staff can assist in communicating the necessity of the assessment, detail the project which will be paid for by the assessment, establish invoicing for the special assessment and work with the Board of Directors on properly recording all entries into the Association’s financial software to ensure proper tracking of revenue and expense.

Expert Witness

Our Management team has years of expertise and knowledge on many facets of Association Management. At times, this expertise has been called upon as expert witnesses in cases involving Associations.
